It’s a step-by-step process that literally starts with steps—a site walkthrough—and takes us all the way through design concepts, scoping, FF&E and installation. Our teams work in tandem with you, ensuring we get the best for your community and budget.

  1. Programming - Through a Tina-led site visit and/or due diligence walk, we can assess a site brief that includes a priority list, program suggestions, initial concept ideas and areas of improvement.

  2. Design Services - Our commercial interior design team specifies and designs the project, while marketing and branding services can be added on through BD Studio Collection.

  3. Pricing Strategy - Alongside your team, our design team and Red Pen Procurement strategize on pricing and work with you to finalize scope and prioritization.

  4. FF&E Procurement - FF&E is specified by our commercial interior design team, and Red Pen Procurement provides final pricing on all FF&E and materials.

  5. Installation - Red Pen Procurement provides a list of preferred installers and coordinates the procurement, warehousing and delivery of all FF&E materials and can install the project with our commercial interior design team.

It’s a proven process that’s rooted in making renovations easier together.

Tina’s smarts have become integral across our entire operation. Through internal education, she’s given our designers a leg up in devising plans that aren’t just creative, they’re also keen on improving the functionality of the community.

For our clients, her services include due diligence assessments, education sessions and program charrettes that bridge the gap between “pretty” and program. She makes things work better; we make things look better.

In her assessments, she’s on top of anything and everything that can be underestimated or overlooked. In memory care units, for example, she often sees resident rooms or sensory rooms not fulfilling their full purposes and defaulting to becoming storage rooms. In a pinch this may work, but is never a viable long term solution. Tina, instead, can give every room a strategy, plan and purpose.

Her fresh perspective starts from asking questions, establishing mutual trust and getting the full understanding of your goals and intentions for your space. From there, she can tailor something that not only fits your needs but exceeds what you thought was possible. She’ll introduce new programming ideas that require little to no cost to implement, just a savvy pivot of possibilities. For properties with memory care, she’s a strong advocate for the environmental approach to combating cognitive decline and will illuminate what you can do as an operator to enhance your residents’ quality of life.

Her passion for a better environment for seniors is rooted in her own compassion. This approach considers every part of senior living design, including the furniture, wall colors, patterns, lighting, even the flow of the building, and optimizes it for the most enriching experience possible. How the brain responds to this type of environment is shown to have delayed the cognitive decline for seniors in memory care. However, that doesn’t mean an environmental approach should start late in the game.
