Think Garden Style is Boring? How Designers are Rethinking 2025’s Hottest Asset Type

If it feels like garden-style developments are popping up everywhere, you’re not imagining things. Multifamily developers across the Southeast continue to struggle with the challenges of urban infill—whether it’s lending hurdles, entitlement delays, or zoning headaches that prevent these projects from ever getting off the ground.

But amid these constraints, garden-style communities have emerged as a compelling alternative, positioning themselves as the development darlings of 2025 and beyond. This shift is especially acute in secondary and suburban markets, where lower land costs and rising mortgage rates are driving demand. As city rents climb, urban dwellers are re-evaluating their housing options, making spacious garden-style apartments an increasingly attractive choice. Even luxury-focused developers are taking notice—and we’re here for the glow-up.

Despite its growing popularity, garden-style housing still battles outdated perceptions. We’d be lying if we said we never hear words like “boring,” “rinse and repeat” or “uninspired” associated with these developments. But here’s the reality: garden-style design is evolving, and the right interior design strategy can turn the tide. Enter Banko Design.

Savvy Style in the Suburbs

We’ve found that today’s renters are savvier than ever, and as new development projects multiply in these secondary markets, we can expect taste levels and expectations to rise in correlation. The notion that design excellence is confined to the metros is both offensive and untrue. With increased competition in suburban markets, developers can’t afford to deliver uninspired spaces. We find that renters especially notice when a space feels empty or incomplete.

We’re not suggesting an over-the-top luxury approach (though if you’ve got the budget, let’s talk). But we do believe in smart, impactful design choices that go beyond builder-grade basics. A plain white box, a dusting of FF&E, and a “business center” won’t cut it in a 2025 clubhouse. Instead, a thoughtful, residentially inspired approach creates a sense of home—something that’s especially relevant in today’s tough housing market, where many renters find they’re likely settling in for the long haul.

At Banko Design, we believe in getting the budget conversation started early. We help clients set realistic expectations for FF&E while also presenting competitive pricing for decorative elements like flooring, lighting, wallcoverings, and tile through our sister procurement agency. By planning ahead and talking about the budget often, we eliminate surprises down the road—ensuring that our designs remain both stunning and financially viable.

Cookie-Cutter Has Never Seemed Cuter

One of the things we love about garden-style projects is that they’re often part of a larger development portfolio, creating efficiencies for developers and brand consistency for renters. Some architectural teams even reuse identical clubhouse floor plans across multiple states. But as designers, we don’t do “cookie-cutter,” so, ironically, these repeated floor plans present us with an even greater mandate to flex our creativity ensuring that every project feels completely bespoke and appropriate for its geographic region.  Whereas some see a “cookie cutter” floorplan as the death of design, Banko Design chooses to see a buttery, vanilla sugar cookie canvas that’s just waiting for a healthy sprinkle of creative ingenuity. Now that kind of mindset sounds pretty tasty!

Every region has its own unique identity, and we make it our mission to reflect that in our designs. We take deep dives into local culture, residential architecture, and even nearby food and beverage offerings to create spaces that feel authentic and relevant. By tailoring each project to its surroundings, we present design that offers a sense of place and individuality that renters can connect with.

Squeezed Features vs. Square Footage

Another advantage of garden-style developments? Their lower cost per square foot often allows for amenities that would be unfeasible in tighter urban footprints. We’re continually impressed by the caliber of fitness centers, resort-style pools, and shared spaces in these communities—and strategically, these investments make sense.

For some renters, moving further from the city might mean sacrificing a shorter commute. But that trade-off feels a lot sweeter once they’re lounging by a pool that rivals a high-end resort or working out in a gym that could put boutique fitness studios to shame. Our role is to elevate these experiences through smart, enduring design—think plush, durable chaises for poolside relaxation or fitness spaces that seamlessly blend function and aesthetics.

At Banko Design, we’re putting the style in garden-style living. Whether you’re a seasoned developer or just breaking into this space, we’re here to help you create memorable, design-forward communities that stand out in an increasingly competitive market.
