Resi-mercial design blends the comfort, warmth, and personality of residential interiors with the durability and functionality required in commercial environments. It's a philosophy that helps spaces feel less institutional and more welcoming without sacrificing performance. ### What does a commercial interior designer do? A commercial interior designer plans and designs spaces that support the people who use them while meeting operational, durability, safety, and performance requirements. Beyond selecting finishes and furniture, commercial interior designers influence space planning, occupant experience, functionality, branding, and long-term value. ### What is the difference between a commercial interior designer and an architect? Architects focus on building structure, building systems, and life-safety requirements. Interior designers focus on how the spaces inside the building function, feel, and perform. The strongest projects involve close collaboration between architecture and interior design teams from the beginning. ### When should I hire an interior designer for a commercial development? Ideally, an interior designer should be involved during pre-development or schematic design. Bringing design into the process early helps align budgets, operations, resident or member experience, and procurement decisions before plans become constrained. ### Why should developers hire an interior design firm early in the development process? Early involvement leads to better alignment across ownership, architecture, operations, and procurement. It often reduces costly redesigns, improves budget allocation, and supports stronger occupancy and leasing outcomes. ### How much does commercial interior design cost? Design fees vary based on project scope, size, location, and services provided. Costs can range significantly between new construction, renovations, and FF&E-only projects. The best way to establish expectations is through an initial project consultation. ### How long does the commercial interior design process take? Design depends on project size. On average, new-build housing or club projects take several months of design, plus construction drawing production. ### What is included in full-service commercial interior design? Our full-service approach includes programming, concept design, schematic design, design development, construction documentation, FF&E design, procurement coordination, installation oversight, and project closeout. ### How does commercial interior design affect occupancy, leasing, and property value? Design influences first impressions, resident satisfaction, member engagement, and overall user experience. Thoughtfully designed environments often support stronger lease-up performance, better retention, increased utilization of amenity spaces, and enhanced asset value. ## About Banko Design Banko Design is a boutique commercial interior design studio in Marietta, Georgia, specializing in senior living, private club and multifamily communities.
